Here we'll highlight specific projects we've completed or are actively working on that we feel exemplify the type of neighborhood-centric development we specialize in.

2669 Carol Way

2669 Carol Way included the full renovation of a 1940's built, 556 square foot cottage in the Unity Square neighborhood of Austell, GA. The renovation included replacement of approximately 60% of the existing framing, all new electrical, all new plumbing, all new HVAC system, new windows, new roof, new siding, new concrete driveway, patio and walkways, plus more.

We decided against expanding the footprint as we wouldn't have an opportunity to build a home at this square footage due to current zoning regulations. As advocates for "Missing Middle Housing" we took this as an opportunity to provide an example of high-quality, small footprint housing that is sorely missing from today's housing landscape. The unit is currently leased and managed by CAFFE Realty at approximately $2.50 per square foot.

2659 Carol Way

2659 Carol Way is a current project located in the Unity Square neighborhood of downtown Austell, GA. We successfully rezoned the property from R-15 (Single Family Home) to RD (Residential Duplex) on December​ 4, 2023.

This project is currently on hold as we work with the City of Austell on sewer infrastructure issues in preparation for construction of a new multi-generational duplex (pictured to right). Once completed the two units will be leased out and managed by our subsidiary CAFFE Realty.

PROJECt  Downtown  love

Project Downtown Love is our upcoming mixed-use development project we'll be proposing in the Unity Square neighborhood of Austell, GA. As we work to improve the quality of life in downtown Austell through our development projects, we hope Project Downtown Love will add to the eclectic fabric and provide needed housing diversity within the city center.
